Project Updates

Learning and Innovation Centre at Royal Roads University

Campus Progress Update - July 26, 2010

CONSTRUCTION UPDATE
Construction continues throughout the summer on the Learning and Innovation Centre, and while the brick façade and windows are being installed on the outside, there is plenty of work taking place inside the building, that we can’t see.  Mechanical and electrical servicing is well underway, including plumbing, ventilation and heating systems, and internal steel stud wall structures.

INNOVATIVE DESIGN FEATURES – part II
Have you noticed the unique windows that are being installed?  In addition to providing excellent thermal insulation and a breath of fresh air for those inside the building (not to mention a spectacular view), they are also an integral part of a natural ventilation system - designed to optimize energy performance and reduce ongoing operating costs. From a technical perspective, two critical elements were required when designing the system.

Firstly, all rooms were equipped with operable windows that open to the outdoors and can be readily opened and adjusted by the occupants of the space.

Secondly, the building was designed with a four-storey atrium that acts as a thermal chimney, drawing hot air up and out, through large vents at the top of the building. This induces air flow from the connecting spaces.

During peak cooling hours, exhaust fans located in the upper space of the atrium will turn on to assist airflow through the building, and help cool the classrooms by pulling more air through as cross-ventilation.  Not only is this design feature highly functional and environmentally friendly, but it also provides the building with a stunning entranceway and will flood the learning commons with natural light.
